Host of Fox News Sean Hannity has put his extraordinary Florida beachfront mansion on the market for $44.9 million — nearly double the price paid for the luxury home just over a year ago.
Hannity, 64, bought the eight-bedroom Manalapan home, which sits on an exclusive road known as Billionaires Row, for $23.5 million in late November 2024 and just months later toyed with the idea of using it as a luxury rental, offering it as a long-term lease for $130 a month.
However, he has now decided to unload the enormous abode altogether, putting it on the market at a very high price, a clear indication of Manalapan’s growing appeal as a bastion for the country’s wealthiest and most privileged.
According to the listing, the property — which Hannity purchased through a trust related to his longtime financial advisor — is one of fewer than 60 Manalapan homes that offer “private frontage on both the Atlantic Ocean and the Intracoastal Waterway.”
Perched on a 1.86-acre plot, the 13,000-square-foot mansion offers what the listing describes as “unmatched scale, serenity and architectural presence.”
The property’s main residence has seven bedrooms and nine bathrooms, while a detached one-bedroom oceanfront guest cottage provides the perfect place to accommodate visitors who need more privacy.
Although Hannity has significantly increased the price of the property since he bought it last November, he it is disposal of all furniture currently occupying the home, with the listing indicating that it is being sold with all current pieces included.
However, the home’s real showpiece is undoubtedly its outdoor offerings, which include lush landscaping, a private dock for “effortless boating access,” and a beautiful pool that flows beneath the outdoor terrace, creating a grotto-style retreat.
“Designed for discerning buyers seeking privacy, acreage and generational quality, this is a rare opportunity to secure a world-class Manalapan estate with scale, infrastructure and waterfront living that cannot be replicated today,” the listing notes.
Due to its position between the ocean and the Intracoastal Waterway, the home also boasts water views from nearly every room, with enormous windows and high ceilings helping to maximize the extraordinary views.
Several of the main living spaces and the bedroom suites have glass walls that open to the outside, and the master suite has a private balcony overlooking the water and comes with its own outdoor sitting area.
Although the property was originally built in 1990, it has also undergone extensive updates since then, with Hannity’s June rental listing indicating that it has been outfitted with brand new flooring, redesigned bathrooms, a reimagined primary wine, a climate-controlled wine room and a smart home system.
“A new pier, large dock with ocean access and beautifully landscaped grounds enhance this unique property,” the description added.
If Hannity achieves his asking price for the property, he stands to make more than $20 million in profit — another clear sign of Manalapan’s status as one of America’s wealthiest enclaves.
Homes in the exclusive community have skyrocketed in price over the past few years, with some hitting the market for up to five times their previous sales prices, including one property that was listed in September for $134 million, 12 years after it sold for less than a fifth of that.
Speaking to Realtor.com® in October, local agent Antonio Liguori explained why Manalapan has become so popular with the 1%, revealing, “It’s probably one of the most exclusive and private communities in the country, maybe even more so than Palm Beach.”
“People who buy in Manalapan can buy anywhere in the world,” local agent Nick Malinoskyfrom Douglas Elliman’s The Exclusive Group, he added. “These are a who’s who of billionaire clients. It’s not like Manalapan was their second choice.”
It’s unclear if Hannity bought in his mansion on Manalapan as an investment opportunity; however, his decision to purchase the home through a trust rather than in his own name suggests that it may have been viewed largely as a business rather than a primary residence.
The property’s listing, which was released on Dec. 23, comes three months after it was revealed that Hannity is currently working to turn two adjacent homes in nearby Palm Beach into a beautiful waterfront mansion.
Hannity, who stars in his own self-titled Fox News show and hosts a radio show, bought the properties in two separate deals — buying the first townhouse for $5.3 million in April 2021, according to records.
He then picked up the house next door to his existing home for a much higher price tag of $14.9 million in January, a year after announcing he had moved from New York to the “free state of Florida” full time.
“I’ve been threatening to do this for a while now,” he said on a radio show in January 2024, “but now we’re starting our first broadcast from my new home, which is in the free state of Florida. I’m gone. I’m done. I’m done.
“Finally, for the first time I can think of in my adult life, I actually have representatives in the state I live in who share my values.
“Like many Americans, I left New York for good and am now in a state with, let’s see: warmer weather, law and order, better education, more freedom, a better quality of life — and guess what? No state income tax.”
Now, it looks like Hannity is taking major steps toward finding the perfect retreat for himself and his fiancee Ainsley Earhardt— in the Sunshine State after having plans to combine his two homes into one luxury home approved by the Palm Beach Architecture Commission.
As part of the work, the Fox News host will combine the two existing outdoor patio and pool areas by moving a wall that currently separates them, while removing one of the pools.
The remaining pool will then be redesigned and several new features will be added to the expanded outdoor entertaining space, including an outdoor kitchen and shower.
Both homes already have direct beach access via their own set of exterior stairs leading down to the sand from the backyard and pool areas.
Hannity also received permission for a “title unit,” which will make the two residences fall under the same address.
Interior renovations began in July, according to a commencement notice seen by Realtor.com — with expansion plans for both properties already approved by the Architectural Commission, including installing additions on each of the structures.
It is not known when the work is completed or if Hannity is living in any of the properties while construction is taking place.
However, given his decision to list his Manalapan home, construction on his Palm Beach properties may have either come to an end or may be coming to an end.
